Current Market Conditions: 
Portland area is a buy now opportunity.  Excellent interest rates and high inventory make it the best buyers market in years.  Active listings continue to trend down to 15412 in March giving signs of a leveling market.  Past twelve month appreciation 5.1% and an even 5% for condos.
 
High inventories offer selection to ready buyers and continue to motivate sellers to be priced right.  If you are a buyer waiting on the side lines for the prices to hit bottom, be aware that selected markets may be there now.  Though numbers may be slow in comparison to month over month in 2007, we are now trending up, with closed sales up 22% over February and pending sales up 5.5%.

Recap of 2007 marked the 5th highest sales record year for the residential market. As the market shifts and settles, real estate will continue to be the best investment.  Median home prices are within 2% of the all time high of existing home prices set in 2006.  Homes are holding value in our market, good news for both buyers, sellers, and investors.

Real estate is local and similar to the weather, the national forecast won't give us today or tomorrows local data.  Don't let the national press tell you whats going on in Portland's real estate market.

What you need to know NOW about short sales and pre foreclosures.
In the recent real estate boom of 2000 to 2005, homeowners who felt the squeeze by their monthly payments when their adjustable-rate mortgages rose simply refinanced or sold the properties, sometimes pocketing thousands of dollars in the process as homes appreciated.  For many, neither of the options are as easy today. Not only are banks tightening credit standards, but increased inventories and softening prices are preventing many recent buyers from selling quickly, making a profit, or breaking even.
